be held
by the Owner as security for the payment of all rent and other amounts due =

of the Premises, the appliances within the Premises, and all other parts of

are necessitated by any act or lack of care on the part of Tenant, members =

repairs due to willful acts, misuse and neglect will include the cost of

after Tenants notify the Owner of the need for repairs.<span

charged for plumbing repairs if inappropriate objects are found to be in the

before the beginning of the term, it will be subject to availability of the=

Tenants shall pay rent for that period in advance of moving in.<span

style=3D'mso-spacerun:yes'>&nbsp; </span>Fire or other casualty:</b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>If the Premises are damaged by fir=
e or
other casualty, the Owner shall make repairs within a reasonable time and r=
ent
shall continue unless the casualty renders the Premises uninhabitable, in w=
hich
case this lease shall terminate and Tenants, upon payment of all rent to the
date the Premises are surrendered, shall not be liable for any further
rent.<span style=3D'mso-spacerun:yes'>&nbsp; </span>If only a portion of the
Premises are rendered uninhabitable, the Tenants may, with mutual agreement=
 of
Owner, alternatively choose to continue in possession and shall be entitled=

umed
regularly.<span style=3D'mso-spacerun:yes'>&nbsp; </span>All trash must be
removed on a regular basis.<span style=3D'mso-spacerun:yes'>&nbsp; </span><=

on of
the lease, Tenants will be provided with two options:</p>

style=3D'mso-tab-count:1'>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&=

style=3D'mso-spacerun:yes'>&nbsp; </span>Tenants clean the premises
themselves:<span style=3D'mso-spacerun:yes'>&nbsp; </span>Owner will provid=
e a
list of all cleaning needed to bring the Premises to move in condition.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Any cleaning not done properly by =
the
tenants will be done by a cleaning service of the Owner&#8217;s choice.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The cost of this will be deducted =
from
the cleaning/damage deposit.</p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>30.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Keys:</b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Keys that are assigned to you may =
not be
given to anyone else.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Entranc=
e into
your locked Premises is by key only.<span style=3D'mso-spacerun:yes'>&nbsp;
</span>At termination of lease, Tenants must surrender all keys to the
owner.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Failure to do so shall
result in a $5 charge, which will be withheld, from Cleaning/Damage Deposit=
. </p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>31.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Tenants abandoning any personal
property: </b><span style=3D'mso-spacerun:yes'>&nbsp;</span>When the lease =
is
terminated, any personal property left on the Premises shall be conclusively
deemed abandoned. Tenants may be charged for removal of personal property.<=
/p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>32.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Snow removal </b>is the responsibi=
lity
of the Owner.</p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>33.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Cutting the grass</b> is the
responsibility of the Owner.</p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>34.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Tenants&#8217; and their guest&#82=
17;s
behavior and actions:<span style=3D'mso-spacerun:yes'>&nbsp; </span></b>Ten=
ants
are responsible for his or her behavior or actions as well as for any guest=
(s).</p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b style=3D'=
mso-bidi-font-weight:
normal'>35.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Noise</b>:<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Tenants&#8217; must keep the noise=
 at a
tolerable level.<span style=3D'mso-spacerun:yes'>&nbsp; </span>If noise
disturbances are reported by other tenants or police, tenants will be given=
 one
warning.<span style=3D'mso-spacerun:yes'>&nbsp; </span>The second notice by=
 other
tenants or police is cause for immediate termination of this lease and
eviction.</p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>36.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Violations of the terms of this le=
ase</b>
will be a cause for immediate termination of this lease and eviction.</p>

style=3D'mso-spacerun:yes'>&nbsp; </span>Posters: </b>Residents should use
thumbtacks to hang posters and other items.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Tenants are not to use adhesive pr=
oducts
or tape to hang items from the walls, cabinetry or ceiling.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Tenants may be charged for damages=
 from
tapes and adhesive products.</p>

<p class=3DStyleLinespacingsingle style=3D'line-height:normal'><b>38.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>Parental guarantee:</b><span
style=3D'mso-spacerun:yes'>&nbsp; </span>Residents agree that the parents o=
f each
Tenant will sign a guarantee to ensure the enforcement of this lease.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>The guarantee must be signed and
returned within 10 days of the signing of the lease.<span
style=3D'mso-spacerun:yes'>&nbsp; </span>If the Guarantee is not received b=
y the
Owner within 10 days, the Owner may exercise the option of invalidating the

bagged and placed on the curb the night before pick-up. Between scheduled
garbage collection days, garbage must be stored in the large plastic cans t=

Owner provides recycling bins but Tenant is responsible for placing recycli=
ng
items in the proper bin, and placing it on the curb the night before

recycling is not taken out on the proper day, owner will pick up the garbage
and/or recycling the following day and dispose of garbage and/or recycling =
at a
cost of $20 per bag, and $10 per recycling bin, payable on the spot.</p>

style=3D'mso-spacerun:yes'>&nbsp; </span>Smoke and Carbon Monoxide detector=

electrical smoke alarms are installed in the Premises and all are in working
order. For the battery-operated system, Tenants are responsible for
periodically checking to see if battery is in working order.<span

ry
immediately.<span style=3D'mso-spacerun:yes'>&nbsp; </span>Carbon Monoxide
detectors are installed and it is the responsibility of the Tenants to
